1. About Claads
Claads is a real estate classified website where users can list properties for sale or rent and interested buyers or tenants can view property details and connect with property owners or authorized representatives.
- List residential, commercial, and land properties.
- Search and filter property listings.
- Verify mobile number using OTP.
- Submit inquiries for listed properties.
- View owner’s contact number after mobile OTP verification.
- Edit, close, or delete their own listed properties.
Important: Claads is a technology platform and does not automatically verify ownership, title, legal clearance, RERA registration, or accuracy of every property unless expressly stated.
2. Personal Data We Collect
A. From Property Owners / Listers
- Name, if provided, mobile number, and OTP verification details.
- Property type, sub-property type, BHK / room details, sale or rent preference.
- Property size, furnished status, city, area / locality, and full property address.
- Latitude and longitude selected through Google Maps.
- Broker allowed / not allowed preference and property description.
- Listing status such as active, closed, pending, approved, or rejected.
- Date and time of listing, device, browser, and technical logs.
B. From Buyers / Tenants / Inquiry Users
- Name and mobile number.
- OTP verification details.
- Property inquiry details and property ID for which inquiry was made.
- Date and time of inquiry, device, browser, and technical logs.
C. Automatically Collected Data
- IP address, browser type, device type, and operating system.
- Approximate location from browser or network.
- Cookies, session data, pages visited, and actions taken on the website.
- Error logs and security logs.
D. Location Data
When you use the map pin feature, we may collect latitude, longitude, city, locality, and formatted address selected by you. This is used to show the property location more accurately.
3. How We Use Your Data
- To create and manage your account.
- To verify your mobile number using OTP.
- To allow you to list your property.
- To display property details on Claads.
- To allow buyers or tenants to inquire about properties.
- To show the owner’s contact number only after user OTP verification.
- To prevent fake listings and spam inquiries.
- To manage, edit, close, approve, reject, or delete listings.

- To comply with legal, regulatory, government, law enforcement, and dispute resolution requirements.
We collect and process only the data reasonably necessary for the above purposes, in line with DPDP principles of purpose limitation and data minimization.
4. Consent
By using Claads, submitting a property listing, verifying your mobile number, sending an inquiry, or continuing to use the website, you consent to the collection and use of your personal data as described in this Privacy Policy.

After withdrawal, we may stop providing services that require such data, such as account access, property listing, inquiry verification, or contact number reveal.
We may still retain limited data where required for legal, security, fraud prevention, dispute resolution, accounting, regulatory, or compliance purposes.
5. OTP Verification
Claads uses OTP verification for login, registration, property listing, and property inquiry.
For OTP services, we may share your mobile number and OTP message with our SMS gateway provider. The OTP is used only for verification and security purposes.
Safety Notice: You must not share your OTP with anyone. Claads will never ask you to share your OTP over a phone call.
7. Sharing of Data
We may share your data with:
- SMS / OTP service providers.
- Hosting and server providers.
- Google Maps / location service providers.
- Technical support and development team.
- Legal, compliance, audit, or security advisors.
- Government authorities, law enforcement agencies, courts, tribunals, regulators, or statutory bodies when required by law.

15. Real Estate and Gujarat Compliance
Claads is a real estate classified platform. Users who list properties are responsible for ensuring that their property details are accurate, lawful, and compliant with applicable laws.
Property owners, developers, promoters, brokers, and agents must ensure compliance with:
- Applicable Indian laws.
- Real Estate Regulation and Development Act, 2016.
- Gujarat RERA / GujRERA requirements, where applicable.
- Local municipal, urban development, town planning, land use, revenue, and registration rules.
- Advertising and consumer protection laws.
- Any rules applicable to brokers, agents, developers, and property promoters.
Claads does not guarantee that a property is legally clear, RERA registered, title verified, approved by government authority, or free from dispute unless specifically verified and marked by Claads.
16. User Responsibilities
Users agree that they will not:
- Submit fake property listings.
- Submit false contact details.
- Upload misleading address, price, area, or ownership details.
- Misuse another person’s mobile number.
- Use Claads for fraud, spam, harassment, or illegal activity.
- Post illegal, disputed, unauthorised, or prohibited property content.
- Use owner contact numbers for spam marketing.
- Share OTP with anyone.
- Scrape, copy, or misuse data from Claads.
- Violate Indian laws, Gujarat state rules, RERA rules, or privacy laws.
Claads may remove, suspend, close, reject, or delete listings that appear false, misleading, unlawful, spammy, or harmful.
17. Property Listing Visibility
When you list a property, the following information may become visible to users:
- Property type and sub-property type.
- BHK type.
- Sale or rent status.
- Area size and furnished status.
- City and locality.
- General address.
- Property description.
- Broker preference.
- Masked contact number.
- Property listing status.
Full mobile number may be shown only after user verification inquiry.
18. Data Correction, Closing, and Deletion
Registered users can access their profile and manage their listed properties.
- Edit property details.
- Close property listing.
- Activate closed property.
- Delete property listing.
- Request correction of account or listing data.
Closed listings are not normally shown in public search results. Deleted listings may be removed from public view but may be retained in backup or compliance records for a reasonable period.
19. Legal Requests and Government Disclosure
We may disclose information if required by:

- Police or law enforcement request.
- Government department.
- Regulatory authority.
- GujRERA / RERA-related authority.
- Cybercrime authority.
